The Issue

  • mounting over-run fees;
  • ex-residents with retentions held against them; and
  • old un-adopted sites incurring fees from your bondsman.

Let’s be clear – footways, kerbs, carriageways and street furniture all deteriorate over time and, the more time that elapses, the more it will cost to get this infrastructure adopted.

Furthermore, tying up bond money on several sites runs to a limit with your bondsman; beyond this limit your ability to undertake future developments is severely hampered.

Our 4-Stage Programme works as follows:

Stage 1 – Defects Report

We prepare a professional defects report (see example in the image opposite) to gain agreement from the Highway Authority and, at the same time, minimise costs for your organisation.

Stage 2 – Delivery of initial remedial works

We secure competitive contractors’ prices for correcting the defects, manage contractors and rectify agreed defects.

Stage 3 – Defects report for adoption

We produce a final Defects report agreed by Local Authority that would enable the commissioning of remedial works for the infrastructure to be adopted by the local authority.

Stage 4 – Delivery of final remedial works

We will secure competitive contractors prices for correcting the final defects, manage contractors and rectify agreed defects so the infrastructure can be formally adopted.
